When should I book — before or after I pay the contractor?
Before, if you can. The report gives you documentation in hand while you still have leverage — final payment is the strongest position you'll ever be in with a contractor. That said, if the work is already paid for, the inspection is still worth doing. Knowing what needs attention now beats discovering it six months from now, and the report gives you a clear record of the work's condition either way.
What do you actually look at?
Every system and component the renovation touched, plus the areas around it. New work has a way of affecting old work — a bathroom addition can stress the plumbing it tied into, a wall removal changes how a structure carries load. We inspect the finished work itself and the places renovations tend to create ripple effects, then document everything with photos.
What happens if you find problems?
