What counts as an "aging" home?
There's no official cutoff, but once a home passes the 30-year mark, the original systems start reaching the end of their expected lifespans — roofs, water heaters, HVAC, electrical panels. Homes built before 1980 bring their own considerations, like older wiring types and plumbing materials that insurers ask about. If you're wondering whether your home qualifies, it probably does — and that's not a bad thing. It just means it's earned a closer look.
How is this different from a standard home inspection?
Same thorough walk-through, different lens. In an aging home, we're paying particular attention to the things time works on: the age and condition of major systems, materials common to the era the home was built, signs of long-term settling or moisture, and past repairs that may have been done to an older standard. The report tells you where each major system is in its lifespan — so you can plan, not panic.
Are you going to tell me to replace everything?
No. Old doesn't mean broken. Plenty of original systems in older homes are still doing their job just fine, and the report will say so.
