What exactly is a 4-point inspection?
It's a condition report on the four systems insurance companies care about: roof, electrical, plumbing, and HVAC. Insurers use it to decide whether they'll write or renew a policy — usually on homes 20 to 30 years or older. It's not a full home inspection, and it's not meant to be. We document the age, condition, and any visible issues with those four systems, and that's the report your insurer is asking for.
Why is my insurance company requiring this?
Older systems are where most insurance claims come from — aging roofs that leak, outdated electrical panels, original plumbing materials. Before insuring an older home, companies want documented proof of what shape those systems are in. It's routine, it's not personal, and having a clean 4-point report in hand can actually work in your favor when shopping policies.
What happens if something fails?
First — nothing "fails" on the spot. The report documents condition; your insurer decides what they'll accept. If something does raise a flag, you'll know exactly what it is and can address it before it becomes a coverage problem. Many issues that concern insurers are straightforward fixes, and a re-inspection after repairs gets your documentation back on track.
Should I just get a full home inspection instead?
If all your insurer needs is the 4-point, the 4-point is all you need. But if you're already booking a full home inspection — buying, selling, or just due for one — add the 4-point at checkout for $75 instead of $150. We're already on-site walking those systems, so you get the insurance documentation without a second appointment.
